
We utilize the rent management system, Rent Manager. Rent Manager allows for you to view your lease, submit maintenance requests, pay rent, and much more.

We strive to keep our residents up to date on updates in the community, including snow emergencies.
We urge our residents to sign up for City of Mankato updates to stay up to date with latest news, weather emergencies, and road closures.

We are happy to offer ease with utilities. We pay for gas, heat, water/sewer, trash, and lawn services.
Residents are responsible for electricity and cable/internet.
Residents may use any company for cable/internet. Electricity is with Xcel Energy.
Your rent is paid online through your resident portal. You can access your portal from the links above to access it by website or by downloading rmResident and access your account from your phone or tablet. You can pay with a debit/credit card (plus 3% convenience fees) or by checking/savings account (no convenience fees).
Rent is due on the 1st day of each month. Rent is considered late if full payment is not received by the 5th. If rent is not paid in full on/by the 5th, an 8% late fee will be added to your account.
We offer two options for ending a lease before it is set to expire. Option 1 is to find a subleaser, who must be approval by Double E Properties LLC. Option 2 is to do a buy-out.
Please discuss with your landlord about these options if you need to move out early.
Pets are permitted upon approval by Double E Properties. If approved, two dogs/cats are allowed per apartment. Pets must be approved and registered before they may reside in the apartment. The owner must pay a non-refundable pet deposit and monthly pet fee. Please inquire with your landlord if you would like to bring a furry friend with you.
Residents CANNOT smoke inside of their rental units, public hallways, or in any part inside of the complex. This is in accordance with Minnesota Clean Indoor Air Act (MCIAA).
The MCIAA defines smoking as inhaling, exhaling, burning or carrying any lighted or heated cigar, cigarette, pipe or any other lighted or heated product containing, made or derived from nicotine, tobacco, marijuana, or other plant intended for inhalation.
This also includes ecigarettes, vapes, vape pens, hookahs, and any medical marijuana devices that are medically needed.
All smoking, including medical marijuana devices, must be done outside at least 15 feet away from building entrances.
Double E Properties pays for gas, heat, water/sewer, trash, and lawn services. Tenants are responsible for paying for electricity and cable/internet.
Residents may use any cable/internet provider that they wish to utilize. Electricity services are provided through Xcel Energy. Residents must have electricity in their name prior to moving in and keep electric services in their name during their entire residency.
Prior to receiving keys to your new apartment, residents must ensure the following is in place.
Please keep an eye out for emails that you will be sent as your move-out day approaches. We will email you with periodic updates the weeks and days leading up to your move-out day.
All maintenance requests should be made through your tenant Rent Manager portal.

While renter's insurance is not required, we highly encourage residents to obtain renter's insurance, if able, to protect any personal belongings.
